Fattening property opportunity on NSW market

08 Jul, 2009 04:00 AM
ELLERSLIE Park offers heavy breeding and fattening country in one of New South Wales' finest agricultural regions, according to agent Scott Waters of Chris Ward Property Sales.

The vendors currently run 80 breeders on the 283.28 hectare farm in Willow Tree, NSW.

Progeny are grown out to 18-months (500-500 kilograms) and sold at the local Gunnedah prime market or abattoirs.

The property has been conservatively stocked, Mr Waters said, adding there was plenty of room to run additional stock and take advantage of the great opportunity to fatten.

The cattle are run off pastures which comprise of lucerne, permanent varieties and native pastures – all grown on rich basalt soils.

Ellerslie Park is principally open grazing and undulating countryside with the remaining area planted out to shade trees.

The owners also sow winter and summer forage crops for fattening and hay production.

Stock water is predominately drawn from on-property bores and electric equipped wells.

The farm also features double frontage to Big Jacks Creek, three dams and a generous 800 millimetre rainfall.

Irrigation facilities have been established alongside the creek, with a 56 megalitre water licence available.

Improvements include machinery sheds with workshop, hayshed, excellent large cattle yards and numerous other farm outbuildings.

The four-bedroom weatherboard house has been renovated throughout and is surrounded by extensive well-maintained gardens and established trees.

Just a short drive from the small rural township of Willow Tree and 95 kilometres from Tamworth, Ellerslie Park is well worth a look.

“Featuring excellent basalt soils, water and improvements this property is a top shelf property and would stand any inspection,” Mr Waters said.
