THE Tully area is proving an inviting prospect for investors as the labour market remains strongly driven by farming enterprise in the area.
The township and lush farming area that surrounds it can be found on the Bruce Highway between Townsville and Cairns.
Located in a valley between two mountains - Mt Tyson and Mt Mackay - the Tully area boasts many water-related activities including white water rafting, fishing and other boating pastimes, with the Great Barrier Reef and Mission Beach also close by.
Creeks run all year round so there is no need to travel far to enjoy a swim in the fresh water or a picnic on the water's edge.
Principal of Tyson Real Estate, Margaret Sorbello, identified high occupancy as a major benefit of investing in the area.
Margaret said the annual influx of seasonal workers contributed to these rates.
"In the past 12 months, there has been more interest in the lower end of the market for investment purposes," she said.
Workers are attracted to the area for harvesting on the many sugarcane, papaw and banana farms that flourish in the fertile soil and high rainfall of the Tully region.
"The first home owners and builders grants have lifted the market," Margaret said.
Three to five bedroom homes in the Tully area start from $200,000 while bare blocks begin at $120,000. Hobby farm blocks within five minutes of the town centre are priced from $150,000.
An abundant water supply makes the area an attractive option for all types of farming. The more serious farmer can look to purchase either cane or banana farms on the Tully River from $720,000.
